Welcome to Home-Me (Pty) Ltd – a peer-to-peer home storage platform that connects individuals who have available space with those in need of storage. Home-Me is based in South Africa. Home-Me is owned and operated by Home-Me (Pty) Ltd, registration number: 2025/22594/07.  By using the website, you agree to follow these terms and conditions. By using our website, or services (collectively, the “Platform”), you agree to the following Terms and Conditions. Home-Me (Pty) Ltd can change the terms at any time, so check back regularly.

1. DEFINITIONS

  • “Home-Me”: A registered user who lists available storage space.
  • “Space seeker”: A registered user who rents storage space.
  • “User” or “You”: Any person who accesses or uses the Platform.
  • “We”, “Us”, “Our”, “Platform”: Refers to Home-Me (Pty) Ltd, a company registered in South Africa.
  • “Listing” refers to posted advertisements for available space as found on the website.
  • “Stored items” are goods that are stored on the Space Owner/Home-Me’s space.
  • “Space” refers to the area of the Home-Me’s property, rented or offered for rental.
  • “Service” or “Services” refer to all services that we offer, but not limited to admin services and the website accessible at https://myhome-me.com

2. ELIGIBILITY

You must be 18 years or older and capable of entering a binding agreement. By registering, you confirm that all information provided is accurate and up to date.

3. TERMS OF SERVICE

Our platform provides a marketplace for Home-Me’s and Space seekers to connect and arrange bookings for storage. We do not own any properties or the space thereof.  We are not a real estate agent nor able to re-rent or control properties. Our platform does not accept payments from Space seekers on behalf of the Home-Me and in imperfect circumstances, do not assist with instances where Space seekers have not paid in accordance to the terms between Space seekers and Home-Me’s. We cannot be held responsible for the behaviour in which Home-Me’s or Space seekers conduct themselves on the website and rejects any and all liability. In using this website, you agree to comply with the terms and conditions of this document. These terms are to ensure that the website is used for its main purpose. If you do not agree to these terms, you have no right to continue on the website.

4. ACCOUNT REGISTRATION

Users must create an account to list or rent storage space. You are responsible for keeping your login credentials secure and agree not to share your account details. Please safeguard password/s. Do not disclose your password to anyone. You will take responsibility for any activities on your user profile/account. You will notify us via email if you have discovered that there have been any unauthorised actions on your account.

5. LISTING AND BOOKING STORAGE SPACE

For Home-Me’s (Space Owners):

  • You must own or have the legal right to rent out the space.
  • Home-Me, space owners are fully responsible for ensuring their property complies with local zoning laws and municipal by-laws.
  • Home-Me (Pty) Ltd is not liable for any issues arising from non-compliance.
  • Listings must be truthful, including accurate descriptions and photos.
  • Our platform encourages Space seekers according to their preference to view the provided space before proceeding with arrangements with Home-Me’s (Space Owner’s).
  • You are responsible for ensuring your space is clean, secure, and available as agreed.
  • You are responsible for keeping information regarding your listing up to date and accurate.
  • Upon agreement between you and Space Seeker, you must provide Space Seeker with the times that they can access stored items or space.
  • In some cases, the Home-Me (Space Owner) may provide the Space Seeker with means for unlimited access to Stored Items.
  • In the above case, the Space Seeker must make contact with the Home-Me (Space Owner) in advance to request access unless agreed upon otherwise specified in a written agreement.
  • Home- Me’s (Space Owners) must make the necessary arrangements with Space Seekers and respond to Space Seekers timeously. The Space Seeker is encouraged to keep Home-Me’s (Space Owner) informed regarding any anticipated changes that may affect the terms of use of the space.
  •  We recommend that the Home-Me (Space Owner) does not handle the Space Seekers’ Stored items. If a Home-Me handles the Stored Items, it is at their own risk.
  • Home-Me’s (Space Owner’s) are fully responsible for all legal requirements related to their listing. Home-Me (Pty) Ltd is not liable for any non-compliance with laws or regulations.

For Space Seekers:

  • You agree to use the space only for lawful, non-hazardous items.
  • Space Seekers agree to disclose on the website via communications all the items they request to store upon bookings.
  • You acknowledge and agree that our platform and the Home-Me (Space Owner) is not liable for undisclosed items
  • You accept liability for any damages caused to the Home-Me’s (Space Owner’s) Space or property by any undisclosed items.
  • You may not store perishable goods, flammables, stolen property, or anything illegal.
  • You must follow the terms of the agreed rental duration and payment.
  • Unless Home-Me (Space Owner) and Space Seeker agree otherwise, the Space Seeker may not modify Home-Me’s (Space Owner’s) Property or utilise security monitoring systems or cameras on Home-Me’s property. Space Seeker must comply with Home-Me’s reasonable instructions the use of Space as per the arranged contract.

Home-Me’s (Space Owner’s) and Space Seekers agree that we are not responsible for any agreements made between Home-Me and Space Seekers.

6. CONDITIONS FOR CONCLUSION OF BOOKINGS

At or before the end of a booking period for the Space, the Space seeker must vacate the space completely. The Space Seeker must leave the space in good condition. At Home-Me’s discretion, the Space seeker may incur costs should the space not be left in good condition. Once the Space seeker has removed all stored items and left the space in good condition, the Space Seeker no longer has any right to access the Space.

7. PAYMENTS AND FEES

  • Listing payments and accompanying services are processed via Payfast on the website.
  • All other monthly storage payment fees are processed according to the agreement between Home-Me (Space Owner) and Space Seekers.
  • Home-Me (Pty) Ltd may charge a service fee, which will be shown at checkout.
  • Late payments may incur penalties or suspension of service as stipulated in the agreement between Home-Me (Space Owner) and Space Seekers.

8. CANCELLATIONS AND REFUNDS

  • Our listing platform is for the sole purpose of connecting Space Owners, known as Home-Me’s, and Space Seekers.
  • Therefore, all cancellations and refunds are subject to the agreement between the two parties, namely Home-Me’s and Space Seekers.

9. LIABILITY AND INSURANCE

  • Home-Me (Pty) Ltd is not a storage company and does not take possession of stored goods.
  • We do not provide insurance. Users are responsible for obtaining their own coverage.
  • We are not liable for loss, damage, theft, or injury arising from use of any space.
  • To avoid disputes, Home-Me’s and Space Seekers are encouraged to record the initial condition of the items.

10. VERIFICATION CHECKS

Home-Me’s will be required to send information and confirmation of identification. In this way, Home-Me’s will receive verified badges.

11. USER CONDUCT

You agree not to:

  • Misrepresent your identity or property
  • Harass or threaten other users
  • Use the Platform for illegal or fraudulent activity
  • Upload viruses or interfere with system functionality

12. DISPUTES BETWEEN USERS

While we may assist in resolving disputes, Home-Me (Pty) Ltd is not liable for disagreements between users. We recommend both parties keep written records and follow through on agreed terms.

13. TERMINATION OF USE

We, Home-Me (Pty) Ltd reserve the right to suspend or terminate accounts that violate these Terms, without notice.

14. REVIEWS

Space Seekers may have an opportunity to complete reviews. The review must be accurate and may not contain any discriminatory, offensive, foul language, or anything that violates a review policy.

15. REPORTING MISCONDUCT

If you feel that anyone acted inappropriately which may include but not limited to inappropriate sexual behaviour, offensive use of language or violent behaviour, please report such individuals to appropriate authorities, including law enforcement and to us, provided that your report will not require us, Home-Me (Pty) Ltd, to take action other than what is applicable by law or cause us to experience any liability to you.

This platform does not warrant that the listing or any space will meet your exact requirements or that the website will be available on an uninterrupted, secure, virus-free basis. We do not attempt to review or visit any space. We do not warrant the quality of listings, space, the services, or the accuracy or reliability of content obtained through the website services. You are solely responsible for interactions with other users of the site. You agree to take reasonable precautions in all communications and interactions with other users of the website and with other persons with who you communicate or interact as a result of your use of the site or services, including, but not limited to Home-Me’s and Space Seekers, particularly if you decide to meet offline Home-Me (Pty) Ltd shall not be held liable for any act or omission of any Space Seeker or other third party.

You agree to release and hold our platform, employees harmless from and against any claims, liabilities, damages, losses, and expenses, including and not limited to reasonable legal fees that may result from anything that may involve:

  • injury occurring to any person or property as a result of the use,
  • occupancy, travel to or from, or the entry or exit from any Space by you;
  • your access to the website services or your violation or breach of the terms
  • your (i) interaction with any user (ii) Booking of Space (iii) creation of
  • listing or(iv) the use, condition, or rental of a Space by you, including, but
  • not limited to any injuries, losses, or damages of any kind arising from or
  • as a result of a Booking or use of a Space;
  • any dispute between you and another user of the website.
  • any breach or misappropriation of a third party’s rights.

16. CHANGES TO TERMS

This platform reserves the right, at its sole discretion, to modify the Services or Website without prior notice. If we modify these Terms, we will post the modification on the website or provide users with notice. By continuing the use of the website and the services, you agree to be bound by the modified terms. If you do not agree with the modified terms, then you may stop using the website.

The current version will always be available at https://myhome-me.com/terms.

17. GOVERNING LAW

These Terms are governed by the laws of South Africa. Any disputes shall be resolved in the jurisdiction of the city where you are based.
